Resilience Amid Turmoil
Despite a series of economic and political shocks including the pandemic, government instability, trade tensions and the 2024 Olympics, Paris’s prime residential market has shown remarkable stability. Over the past six years, prices have increased by 12%, reaching an average of €22,730 per square metre. However, sales volumes have dropped to their lowest level since the pandemic, indicating a shift toward a buyer’s market, particularly in the resale segment.
Premium Segments Remain in High Demand
The most sought-after assets such as pied-à-terres, hôtels particuliers and new developments continue to perform strongly. These rare properties attract high-net-worth international buyers, with record-breaking prices reaching up to €100 million for certain hôtels particuliers in the 7th arrondissement and €33,000 per square metre for high-end apartments.
New supply remains extremely limited, with fewer than 2,000 new homes delivered annually in Paris. This shortage continues to support price growth.
